The housing market in the Stuttgart area is unique. Newcomers (including Germans from other regions) are initially surprised by the challenges they encounter in their search for suitable housing. A major reason for this is the personality of the Swabians, the people who originate from this part of Germany. These “Häuslesbauer” (hut builders) regard their homes as priceless objects rather than just investments. When considering potential tenants for their properties, these owners look for individuals who fit their expectations.
As a new resident to the Stuttgart area in particular and to Germany in general, we can help you determine the requirements for your new home. We develop a personal profile for you based on numerous discussions, either face-to-face or on the telephone. Once these criteria are determined, the search for your new home begins. Using the personal profile, various possibilities are considered and investigated. Once the perfect place is found, we also provide assistance with the leasing contract.
Time required to find suitable accommodations: 6 to 8 weeks
The town of Stuttgart consists of 23 districts. These different areas have their own atmosphere. You can choose to live in the vibrant city centre or in a quaint village in the countryside. Wherever you decide to settle, convenient access to town is no problem. The area has a very extensive and affordable public transportation system which a large number of people use to travel to work and school.
Real estate agents in Germany only market “their” properties and, as a result, will not show listings from other agents. We work with numerous reliable realtors covering the entire marketplace. With the assistance of these individuals, house hunting viewings are coordinated for you. We accompany you on your search and use this as an opportunity to enlighten you on the area and its amenities.
We also try to avoid any unpleasant surprises by providing you with detailed information in advance. For example, many German properties typically do not have built-in cabinets. It may surprise you to learn that only 50% of accommodations have a furnished kitchen or “Einbauküche”.
If you cannot be available for house hunting, we provide you with photographs and detailed explanations enabling you to choose your new home prior to relocating to Stuttgart.
WWe act as a mediator between you and the landlord to reach an agreement on the rental contract. The official language of every contract is German. As a result, we will provide you with a translation of the important sections of this agreement and explain the “small print”. Prior to signing any documents, we make certain that you fully understand the contract and its implications.
Time required to understand a German rental contract: 3 hours
